Can You Get a Mortgage in Dubai?

Yes — and the process is more straightforward than most international buyers expect. Dubai's mortgage market is well-regulated by the UAE Central Bank, with clear rules for both residents and non-residents. Whether you're a UAE-based professional financing your first home or an overseas investor looking to leverage your capital, mortgage options exist.

At ATAM Properties, we work closely with mortgage advisors and bank representatives to ensure our clients secure the best available terms. Here's the complete picture.

LTV Ratios: How Much Can You Borrow?

The UAE Central Bank sets maximum Loan-to-Value (LTV) ratios that all banks must follow:

Buyer Type Property Value Max LTV (First Property) Max LTV (Second Property)
UAE ResidentUnder AED 5M80%60%
UAE ResidentOver AED 5M70%60%
Non-ResidentAny value50-65%50%

Key point: these are maximum LTV ratios. Your actual approval may be lower depending on your income, existing liabilities, and the bank's assessment of the property. Non-residents typically get approved at 50%, with some banks offering up to 65% for strong applications with established banking relationships.

Current Mortgage Rates in Dubai

Dubai mortgage rates are influenced by the EIBOR (Emirates Interbank Offered Rate), which tracks closely with the US Federal Funds rate because the AED is pegged to the US dollar. As of mid-2025:

Variable Rate Mortgages

Currently ranging from 3.5% to 5.5% depending on the bank and your profile. Variable rates are typically quoted as EIBOR + a margin (e.g., EIBOR + 1.5%). The advantage: lower initial payments. The risk: rates move with EIBOR. When the Fed raises rates, your mortgage payments increase.

Fixed Rate Mortgages

Available at 4% to 6% for fixed periods of 1-5 years (after which they revert to variable). True 25-year fixed rates don't exist in the UAE — all "fixed" rates have a reversion period. The advantage: payment certainty during the fixed period. The cost: a premium of 0.5-1.5% over variable rates.

Islamic (Sharia-Compliant) Mortgages

Structured as Ijara (lease-to-own) or Murabaha (cost-plus) arrangements. Effective profit rates are comparable to conventional mortgages at 3.5-5.5%. Available from all major UAE banks. These are not just for Muslim buyers — many non-Muslim borrowers choose Islamic mortgages for their fixed-rate structures and shared-risk principles.

Top Banks for Dubai Mortgages

Not all banks are equal. Here's an honest comparison of the major mortgage lenders:

Emirates NBD

The UAE's largest bank and a strong all-round option. Competitive rates starting from EIBOR + 1.49% for well-qualified borrowers. Good for UAE residents with salary accounts at the bank. Processing can be slower than smaller banks — expect 3-4 weeks for full approval.

ADCB (Abu Dhabi Commercial Bank)

Known for competitive rates and efficient processing. Often offers promotional rates for new customers. Strong option for both residents and non-residents. Pre-approval typically issued within 5-7 working days.

HSBC

The go-to choice for international buyers, particularly from the UK, India, and Southeast Asia. HSBC can leverage your global banking relationship, which often translates to better LTV ratios for non-residents (up to 65%). They also offer mortgages in USD, GBP, and EUR — useful for buyers earning in foreign currency.

Mashreq Bank

Competitive rates and one of the fastest processing times in the market. Strong for both conventional and Islamic mortgages. Often the most flexible on documentation requirements for self-employed applicants.

First Abu Dhabi Bank (FAB)

The UAE's largest bank by assets. Competitive rates and reliable service. Strong for high-value mortgages (AED 5M+) where relationship pricing can yield significant rate discounts.

Required Documents

Prepare these before approaching any bank:

For UAE Residents (Salaried)

  • Valid passport and UAE residence visa
  • Emirates ID
  • Salary certificate from employer (dated within 30 days)
  • Last 6 months' bank statements (showing salary credits)
  • Last 3 months' pay slips
  • Existing liability statements (credit cards, loans, car finance)
  • Property details (for identified property) or budget range (for pre-approval)

For UAE Residents (Self-Employed)

  • All documents above, plus:
  • Trade licence copy
  • Last 2 years' audited financial statements
  • Last 12 months' business and personal bank statements
  • Company memorandum of association

For Non-Residents

  • Valid passport
  • Proof of income (employment contract, tax returns, or audited accounts)
  • Last 6-12 months' bank statements from home country
  • Proof of address in home country
  • Credit report from home country (some banks)
  • Existing liability statements

The Pre-Approval Process

We strongly recommend getting pre-approved before property hunting. Here's how it works:

  1. Submit documents to your chosen bank (or multiple banks — we recommend comparing at least 3).
  2. Credit assessment: The bank reviews your income, liabilities, and credit history. This takes 3-7 working days.
  3. Pre-approval letter issued: Valid for 60-90 days. States the maximum loan amount, indicative rate, and conditions.
  4. Property search: Now you know your exact budget and can negotiate with confidence.
  5. Final approval: Once you identify a property, the bank orders a valuation (AED 2,500-3,500). Final offer issued within 5-10 working days of valuation.

Salary and Eligibility Requirements

  • Minimum salary: AED 15,000/month for salaried employees (some banks accept AED 10,000 for nationals). Self-employed applicants typically need to demonstrate AED 25,000+/month in net income.
  • Age limits: Minimum 21 years old. Maximum age at loan maturity: 65 for salaried, 70 for self-employed. This means a 25-year term requires applying before age 40 (salaried) or 45 (self-employed).
  • Debt Burden Ratio (DBR): Total monthly debt payments (including the new mortgage) cannot exceed 50% of gross monthly income. This is a Central Bank regulation, not negotiable.
  • Minimum employment: Typically 6 months with current employer (1 year for better rates). Self-employed: 2+ years in business.

All the Fees: What to Budget

  • Mortgage processing fee: 1% of loan amount + 5% VAT (some banks cap this or offer promotional waivers).
  • Property valuation: AED 2,500 - AED 3,500.
  • DLD mortgage registration: 0.25% of loan amount + AED 290.
  • Property insurance: Required by all banks. Approximately AED 1,000-5,000/year.
  • Life insurance: Most banks require decreasing term life insurance covering the outstanding mortgage balance. Cost varies by age and health.
  • Early settlement fee: Capped at 1% of outstanding balance (or 3 months' interest, whichever is lower) by Central Bank regulation. Some banks charge less.

Tips From Our Experience

  • Compare at least 3 banks. Rate differences of 0.5% translate to tens of thousands of dirhams over the mortgage term.
  • Negotiate. Banks have discretion on rates, processing fees, and even valuation charges. Everything is negotiable with the right leverage.
  • Use a mortgage broker. They access multiple banks simultaneously and often secure rates below published tariffs. Their fee is typically paid by the bank, not you.
  • Keep your bank statements clean. Banks scrutinise spending patterns. Avoid large unexplained transfers in the 6 months before applying.
  • Consider EIBOR trends. If rates are expected to drop, a variable rate mortgage lets you benefit immediately. If rates might rise, lock in a fixed period.
